The property enjoys privacy from the already peaceful access road due to the mature gardens that enclose it and the upstairs benefits from spectacular views to the Mediterranean Sea from its bedrooms and balcony. The interior consists of a large hallway reception area with fitted cupboards, a large lounge/dining/kitchen area in open plan design, cloakroom, 3 double sized bedrooms, (the master enjoying a 7m x 2 m balcony with beautiful sea views) and family sized bathroom. All modern furnishings, appliances and electrical equipment have been included for comfort during your stay. The exterior of the property is particularly spacious with a 20m x 18m garden at the rear, an enclosed pool area and 11m x 3m sun terrace as its main features. The pool is 8m x 4m and is lit inside for safe night swimming as is the surrounding patio area. There is a further terrace (7m x 3m) which extends from the lounge and is shaded by the mature hedging and colourful planting. The villa is Air Conditioned/Heated throughout with Central Heating also. There are shutters fitted to all windows for both shade and security. The villa water is heated by a solar system. The water is usually very hot but there is a back up immersion should this be needed. A supply of fresh spring water is supplied to the villa.

Master Bedroom- The master room is bright and fresh, and consists of king-sized bed, 2 x bedside tables with lamps and fitted wardrobes for storage and hanging. There are windows to both sides of the bed with sea views and patio doors lead out to a 7m x 2m covered balcony. The balcony itself faces both South and West for sunshine and enjoys the most beautiful views of the Mediterranean Sea in either direction and is close enough to see clearly, the gentle rippling of the water. The balcony has a sloping roof, allowing shade and adding further character to the area.

Bedroom 2- The second bedroom consists of 2 single beds , 2 bedside tables, fitted wardrobes and 2 windows, 1 with a sea view and 1 overlooking the pool area.

Bedroom 3- The third bedroom again has 2 single beds, fitted wardrobes, 2 bedside tables and 2 windows, 1 looking West over Coral Bay and 1 over the pool.

Bathrooms :  1 Bathrooms,   Bathroom- The fully tiled and mnodern main bathroom has a full sized bath with detachable shower over, WC, W/H basin and radiator.
Kitchen :  CookerHob, Microwave, Fridge, Freezer, Washing M/C, Dish Washer,   Kitchen- The kitchen is modern, with beech fronted units, black granite work surfaces and tiled splashbacks. A breakfast bar adjoins to dining area for choice and convenience. As well as a tall fridge freezer, there is a washing machine, oven, gas hob and double sized stainless steel sink. All modern accessories are included with kettle, toaster, cooking utensils, crockery, glassware, and cutlery. A stereo has also been provided in this area. A window looks out to the side of the house and patio doors lead out on to aforementioned sun terrace.

Dining Area-Open plan to the lounge and kitchen, the dining area is dominated by a large table and chairs which can comfortably seat 6 people. A smart breakfast bar separates from the kitchen and patio doors allow both natural light and access to the main sun terrace at the rear of the house.

Entertainment :  Terrestrial TVVideo, Satellite TV, DVD, CD System, Radio,   Lounge- The lounge is characterised by full length patio doors which look out on to a West facing, pillared sun terrace which itself is enclosed by the mature hedging surrounding the property. Inside, there is comfortable 3 seater and 2 seater sofas and a single chair to match. Entertainment is provided by TV, DVD player and Video.
Outside :  Private Pool, Garden, Parking, Balcony,   Outside- The property enjoys mature gardens to all sides with driveway allowing space for 2 cars. The property affords many areas for sitting and soaking up the sunshine or chilling in the shade with sun terraces at either side of the house, pool area at the rear and a 20m x 18m garden beyond which would be ideal for children playing. A Gas BBQ has also been provided.

Local activities in and around Paphos, Cyprus

11 kilometres (15 minutes drive) to the West of Paphos and 3 kilometres below the friendly, hillside village of Peyia is Coral Bay, the best natural (European Blue Flag) beach in the area. This is an established resort with many villas set apart from one another above a wide curve of dark golden sand. The summer heat is often tempered by a gentle breeze, the sea has a shallow margin where children may play safely and, in the busier months, water sports on offer include pedaloes, water skiing, banana boats, jet skis and windsurfing. Close by the Bay you will find large hotels, banks, shops, mini-markets (for provisions and souvenirs), bars, restaurants and street cafes for casual alfresco meals. There are tavernas and snack bars overlooking the sea and a large restaurant in the next bay which is open during the day. More tavernas and local shops are a short drive away. This really is a perfect location for a casual seaside holiday, and an excellent base for touring the Paphos area, with all it has to offer. Paphos itself consists of two towns, each with its very own character. Ktima on the cliff (Upper Paphos) and Kato Paphos by the sea (Lower Paphos). One is virtually unchanged over the centuries and thoroughly Cypriot, while the other has expanded over the last decade from a sleepy fishing village and harbour, into a vibrant cosmopolitan resort which is expanding and improving each year. In Kato Paphos, (in the archaeological park), you will find many fine mosaics and buildings from Greek and Roman periods, plus the Harbour Castle. Close by, is the church of St Paul's Pillar, where the pillar St Paul was tied to can be found. Further down this road are the Tombs of the Kings and Christian Catacombs. Going towards the unspoilt Akamas Peninsula, there is Lara Bay, (famous for turtles) and Latchi, famous for its seafront and harbour restaurants as well as the clean sandy beach and crystal clear waters. Behind Peyia, lies the road to Kathikas with its atmospheric Village centre which then leads on to Cedar Valley and the Troodos Mountains. The route is peppered with other small but charming villages along the way. There is an excellent highway which runs to all corners of Cyprus but the old coast road is the most scenic route. A drive along here past various ancient sites such as Aphrodite's Birthplace and Temple, towards Limassol, taking in Curium, is delightful and littered with the most beautiful views.
